Owner Plus Realty, LLC offers the ultimate in value-added MLS marketing plans for sellers. Choose the flat fee listing plan and retain the right to sell by owner, or choose all the features that the biggest firms offer with the most service - for less!

Choose our $399 Flat Fee MLS Limited Service marketing plan. For just $1,399, with $399 of that up front, this listing is for the "hands-on" homeowner who wants the most control of the sale, and the chance to save more by doing more and retain the right to SELL BY OWNER and not pay a selling fee.You do not have to list your property in the MLS, but if you do, you need to set a selling fee you'll pay a selling broker for an acceptable offer, usually 2-3%. WHAT WE DO: On listing day we'll take wide angle photos & edit them in Photoshop, write the property description, measure the rooms, make staging and repairs suggestions, install a professional yard sign with a "call owner" sign rider, and place a secure key box for agent showings. We make all listing changes and sign refreshes for free. We negotiate every Offer for you and schedule the insured closing, order title insurance, mortgage payoff and all closing services including acting as your Power of Attorney, if needed. If you use an attorney for negotiations and closing or do it yourself, we waive the $1,000 fee. We also can coordinate professional photography sessions & staging services starting at $169/cost. 

Choose Our 4% Full Service MLS marketing plan. This a traditional MLS real estate listing where we handle all buyers, brokers, and marketing decisions, but for much less than the 6% commission and $295 transaction fee most firms charge. This listing is for the busy homeowner who has her hands full with all they do, and while they specialize in other things with other skills, selling real estate is at the bottom of their interests. WHAT WE DO: In addition to everything listed in the Flat Fee MLS Full Service Listing, during the listing term we'll handle all showing calls, get feedback, hold Open Houses, and print and distribute flyers, and other marketing techniques as determined. On a 4% listing our listing side fee is 2%, with 2% offered to the selling broker firm. To offer 2.5% to the selling broker the total commission is 5%We also offer professional photography sessions & more starting at $169/cost. 

All listings are posted on all local, state, national and international websites like Zillow.com, Trulia.com, Realtor.com, Redfin.com, Wisconsinhomes.com and hundreds of websites from the biggest to the smallest national and local realty firms like owner own website, Ownerplusrealty.com. All agents have total access to your listing in the MLS, and all buyers can view your home on all websites worldwide! A free comparative market analysis (CMA) is included with all listings, full or limited service.  A Flyers Tube and 2 open house signs are included. Other Flat Fee brokers charge an upfront fee for each of these items. And we use the QR Code! QR stands for "quick response", and is the little square that allows smartphones with a free app to scan the code and link to a business' website - your home's listing, in this case! We provide sign riders with a QR code so buyers can view your home at curbside, and also provide a QR code on a PDF listing brochure. Post these flyers in stores and coffee shops, and buyers can view your home's interior on their smartphone instantly. And we have a great Facebook Page, another way we market your home for less! 

Listing contracts are for 12 months. Contracts can be renewed for FREE with the same MLS number. A new MLS number is $50 (new contract). We charge a $50 travel fee for properties outside of Dane County. A second for sale sign is $25, extra Open House and directional signs are $20. A Realtor.com Showcase Listing is $25, virtual tours are $99 up. We also offer UHP Home Warranty Coverage. You're covered for a $75 deductible until your house is sold, then coverage passes at closing to the buyer for $450 for a single family home, $720 for a duplex. There's no deductible or upfront fee until you make a claim.
