We also cover For Sale By Owners if they are listed with a limited service Realtor® and appear in the MLS searches on real estate websites like Ownerplusrealty.com, Zillow and the rest. If an owner pays us a commission, you'll receive a Rebate!*
We require all buyers to be pre-approved with a local lender. This makes you a stronger buyer and lets us both know how much you can afford. If you are an out-of-town buyer we will give you the names of local lenders that specialize in the area you wish to purchase. A local lender is important, as a national or web-based lender is not able to respond to market variations due to fast-moving conditions. Getting an accurate appraisal and home inspection are just as important as finding the right home. When you find homes you want to see, call us for the showings immediately, not the listing broker. You may not qualify for a rebate if you view the home with the listing broker before we show it to you, although we usually can work out a referral fee to the other agent and broker. And remember that even though we want you to actively participate in the search to qualify for the Rebate, you are never alone and never have to pay a fee. *Rebates are incentives to purchase with us and not a payment. They are not subject to federal or state taxes. A $3,000 minimum commission receive by us is required to qualify for a Rebate. If we find a home for you that's not currently for sale the Rebate Offer does not apply. We are always willing to negotiate a fair Rebate, but negotiating the best price is the most important thing! A 3% commission must be received by Owner Plus Realty, LLC to qualify for a full Rebate. A 6 month Buyer Agency Contract is required to qualify for a Rebate. Co-broke arrangements with other agents do not qualify for a Rebate and are excluded. If you view a home with another agent including the listing agent, we will represent you, but we will have to pay the agent a referral fee to insure there are no issues with procuring cause (who caused you to want to the house). We reserve the right to adjust the Rebate if there is a referral fee paid to another broker or agent. But do not hesitate to contact us for representation even if you have a buyer contract. You can get out of a bad agent deal.
