Advanced Search Tips

SEARCHABLE MLS LISTINGS BELONG TO OTHER BROKERS WHO ALLOW US TO SHOW AND FEATURE THEIR PROPERTIES ON OUR WEBSITE. TO QUALIFY FOR A BUYER REBATE, YOU MUST VIEW THE PROPERTY WITH US, AND SIGN A BUYER AGENCY CONTRACT IN ADVANCE OF THE SHOWING.

For single family searches in Advanced Search, select "Single Family, Condos, Single Family Income" from the scroll list on the right. Then select "Single Family" or "Condo" from "Select type of Single Family Residential"  to choose a condo search or a house search. Select Town or Village from the left column box to search a town or village that has the same name when a city is selected in the City, County, Zip scroll list in the main box. Control-click in PC or command-click in Mac to make multiple choices within a criteria box or to de-select a choice.

To get the best condo search results, use Advanced Search, and keep it simple. First, select Condo from "Select type of Single Family Residential". DO NOT select Type from the right column criteria list; you will get 0 results if you select Condominium, or any of the other Types. Don't select Style, either. Select ONLY City, Zip, Area, Schools, or School District. If you know the Condo Project Name you're looking for and it's in the list, select that. It will limit your search to just that Condo Project. Only select other criteria like bedrooms, baths, min sq ft if you have too many results the first search.

To search Foreclosure and Short Sale Listings, choose REO and Short Sale from Terms/Misc in the left column.
